Homes in Somerset is entering a pivotal phase in its development.

Homes in Somerset is entering a pivotal phase in its development. Following agreement for the organisation to assume management responsibility for Somerset Council’s full housing stock, the organisation will double in size, creating a single, countywide housing management service responsible for 10,000 homes. 

This is a significant moment to join an organisation growing in scale, complexity and responsibility, underpinned by strong governance, transparency and a clear commitment to delivering highquality, customerfocused housing services. 

 

On 11 March 2026, both Somerset Council and Homes in Somerset issued public updates confirming that:

  • The Executive had supported the recommendation to move management of all circa 10,000 council homes to Homes in Somerset
  • This was subject to statutory Section 105 consultation with tenants and leaseholders
  • A statutory tenant consultation ran until 8 April 2026, with clear messaging that:
    1. Somerset Council remains the landlord
    2. Homes in Somerset would move from managing ~4–5k homes to managing all ~10k
    3. Any change would happen after a transition period (from around Sept 2026)

What’s the reason for change?

In May last year, the Council advised that it would be conducting an independent review, carried out by external consultants Savills, to identify how these services could be aligned, ensure consistency and deliver best value for money for all Somerset Council and Homes in Somerset tenants and leaseholders in the future.

What does this mean for housing customers:

  • Customers will remain tenants of Somerset Council.
  • Homes will continue to be repaired, maintained and invested in.
  • Housing officers would continue to support customers.
  • Rent and service charges would only change through the usual annual review.
  • No immediate changes will happen after the decision-making process.
  • There will be a transition period of around 4 months, during which time we will communicate with all our customers to explain any changes and how to continue engaging with the service.
